Good staging doesn’t scream “staged.” It looks effortless—light, clean, and move-in ready. Here’s the quick plan I give my sellers before photos and showings.

10 Stealth Staging Moves

  1. Edit by 30%. Pull a third of what’s on counters, shelves, and in closets. Aim for closets at 70–80% full—space sells space.

  2. Lose the bulky piece. Per room, remove one oversized item (extra recliner, giant ottoman). More floor showing = bigger rooms.

  3. Match your light. Swap to 2700–3000K LEDs throughout, same temperature in each room. Lamps on for every showing. Clean windows/screens.

  4. Neutral textiles. White towels, simple duvet, one throw. Hide patterned comforters and busy bath mats.

  5. Three-item rule on surfaces. Kitchen counters: coffee maker + plant + board. Everything else lives in a bin.

  6. Bathroom refresh. New shower liner, re-caulk tub, scrub grout, quiet exhaust fan. Hotel-style tray with soap + small plant.

  7. Art & mirrors. Replace personal/family walls with neutral pieces. Mirror opposite a window to bounce light.

  8. Quiet the house. WD-40 hinges, felt pads on chair legs, adjust door latches. Silence reads “well-maintained.”

  9. Curb mini-makeover. Fresh mulch, edged beds, new doormat, bright porch bulb, visible house numbers. Pressure wash if needed.

  10. Hide “life stuff.” Pet bowls, litter, trash cans, fridge magnets, calendars, meds, political/religious items—out of sight.

Photo-Day Micro Tweaks (15 minutes)

  • Fluff + lightly “karate-chop” pillows, square rugs, center table decor.

  • Open blinds two-thirds, curtains wide.

  • Remove small floor mats, extra counter appliances, countertop soaps (except your styled set).

  • Tuck cords and remotes; toilet lids down; garage and closets tidy.

Showing-Day Routine (5 minutes before you leave)

  • Temp at 72° (cool feels newer).

  • Lamps on, ceiling fans low.

  • Subtle scent only (citrus or fresh linen). No strong plug-ins.

  • Quick patio check: cushions straight, hose coiled, door tracks clean.
